
Provider of student accommodation – Unite Students – is to submit a planning application to redevelop Mercury Point – one of its key properties in Southampton.
Replacing 560 beds, the new PBSA development will deliver 810 beds across two blocks connected by an elevated outdoor terrace.
Considering several options including a renovation of the existing building, Unite Students has decided to close the scheme from summer 2025 once this year’s residents have checked out, to redevelop the property.

The new Mercury Point development will fully adhere to Unite Students’ sustainable construction framework, which aims to achieve net-zero carbon in construction and operation.
The scheme will aim to achieve BREEAM Excellent and will include solar panels to generate renewal energy, air-source heat pumps for heating and hot water, and high-performance glazing to help reduce thermal losses.

Over the past year, Unite Students has invested £90m to upgrade properties across its portfolio. This will enhance the student living experience and improve service levels.
The redevelopment of Mercury Point follows the company refurbishing its Station Court PBSA development in London. In July, the business also raised a further £450m from investors to help fund new developments and refurbishments of its existing portfolio.
