Sama Investments submits planning for a new PBSA scheme, Perryian Works, on a vacant office building in Birmingham.

Birmingham developer Sama Investments has submitted planning for its Perryian Works purpose-built student accommodation (PBSA) in Lancaster Circus Queensway, Birmingham.

Proposals include two towers rising to 41 and 48 storeys to provide nearly 2,000 student rooms. Sama Investments revealed its initial plans for the scheme in May this year.

Perryian Works will offer spacious lounges and study spaces, alongside a gym, pool, sauna and steam room within more than 56,000 sq ft of amenity space. The scheme is planned to be car-free and offer enough storage space for 200 bicycles. 

The proposals for Perryian Works, a vacant 1960s office building, will support the continued growth of nearby universities, with Aston and Birmingham City University only a short walk away. The site will become a new gateway from the Gun Quarter and Jewellery Quarter into Birmingham city centre.

Designed by Stride Treglown architects, the Perryian Works development draws on the history of the site, which used to be home to Perry & Co – the world-famous manufacturer of pens, chains and bicycles. 

The factory was demolished in 1958 to make way for a new depot and headquarters for Halfords and later converted into office space in 1974, serving the West Midlands County Council until its dissolution in 1986 and Birmingham City Council until 2021.

“Known as the Gun Quarter, this historic part of the city is undergoing major regeneration. Long-term, this will include the removal of the A38 flyover, where 1 Lancaster Circus is located, resulting in improved connectivity and green spaces for the area and city.

“Sama’s project involves creating a new iconic landmark for this central location and our team have dipped into the site’s history to give the development its name: Perryian Works.”
