PCM Property Investment has received planning consent to develop a new purpose-built student accommodation (PBSA) scheme in Stilrling. The redevelopment will raze a former public house on the site.
Located at 2-4 Lower Bridge Street, the derelict two-storey building has been empty for several years. An application requesting to demolish the building was submitted by PCM Property Investment in July 2024, with permission now granted.
The application proposes demolishing the existing building and developing a four-storey residential block with 18 students bedrooms. Each floor of the development would house six ensuite bedrooms and a kitchen. Amenities on the third floor would include a common room, with bike storage, laundry and waste facilities in the basement.
“The building has been designed to complement the surrounding urban context while respecting the scale and character of neighbouring properties.
“The massing of the building is articulated to break down the visual bulk, with a height and form that respond to the local context.”

The development will adopt best practices in energy efficiency and sustainable construction, ensuring that it meets or exceeds the environmental standards set out in the local planning policy. No timescale has been announced for the demolition, which is expected to cost around £65,000 to carry out.
“We believe this development will offer a beneficial contribution to the area, providing much-needed
