Wilson Paul Architects has submitted plans to turn the former Lyrics nightclub in Dundee, Scotland into a purpose-built student accommodation (PBSA) development.
The scheme would deliver 24 self-contained student apartments over three floors. The site would also include two common rooms, bicycle storage and lockers.
Located on St Andrews Lane within close proximity to both Dundee and Abertay University, the PBSA development will address the increasing demand for quality student housing in a vibrant, accessible area.
“In recent years, the former Lyrics nightclub building has fallen into a state of disrepair following a fire outbreak which caused significant damage to the existing structure.
“Our proposal is to restore and repurpose the former night club into a three-storey development featuring self-contained student residences.
This redevelopment presents an excellent opportunity for urban renewal while contributing to Dundee’s city-centre housing needs and enhancing the neighbourhood’s visual appeal promoting a safe and pleasant environment.”

The building’s facade would be preserved and restored during the project, with plans for chemical cleaning to remove graffiti and other damage.
The planning application will be considered by Dundee City Council over the coming months.
“The proposal embodies a sensitive yet forward-thinking approach to urban renewal, aligning with Dundee’s Local Development Plan and policy requirements.
“By restoring and enhancing a derelict structure within Dundee’s city centre, the proposal not only preserves the historical character of the area but also meets the city’s rising demand for high-quality, centrally located student housing.
“The design integrates seamlessly with the area’s architectural language, respecting local character while introducing modern elements that enrich the visual appeal of the neighbourhood.”
