The second edition of the QX SAIE, hosted by QX Global Group, brought together close to 200 industry leaders, investors, and operators from across the PBSA sector. Set against the breath-taking London skyline at The Shard, the event featured a high-calibre panel discussion, lively networking, and an evening of shared industry expertise.
With PBSA continuing to evolve in response to shifting student expectations, economic pressures and technological advancements, QX SAIE provided a unique forum to discuss challenges, opportunities and the future of student living.

A powerhouse panel driving the conversation
This year’s discussion was chaired by Philip Hillman, Senior Consultant – Living Markets at QX Global Group, and featured a stellar panel of PBSA leaders and visionaries: Joe Lister – CEO, Unite Group Plc; Jessica Hardman – President, British Property Federation (BPF) & CEO & Co-Founder, Aboria Capital; Richard Simpson – CEO, Olympian Homes; Fred Lerche-Lerchenborg – CEO, Lavanda; and Peter Lynch – CPO, Cardinal Group Companies who flew in from the US for the event.
The discussion covered a range of key topics, including:
- The impact of AI and technology on PBSA operations, student expectations and future trends.
- Shifting student demographics and affordability concerns – how operators and investors can adapt.
- Investment appetite in PBSA – opportunities, risks and where the market is heading.
- The intersection of PBSA, Co-living, and PRS – is the sector moving towards a hybrid model?
- The regulatory and political landscape – what legislative changes mean for operators and investors.

An evening of networking, connection and celebration
Beyond the insights shared on stage, the evening was a testament to the power of collaboration and networking. Attendees from some of the leading PBSA firms, investment houses, and development companies engaged in meaningful discussions about the sector’s present and future.
Set against the unmatched views from the 24th floor of The Shard, attendees were able to enjoy some serious networking over food and drinks. Conversations extended well beyond the panel, creating opportunities for new partnerships, shared learning and innovative thinking.
