RAC CHP has secured planning for a new purpose-built student accommodation (PBSA) scheme in Newham, East London. Extensive pre-application engagement with Newham Council, the local community and other key stakeholders was carried out prior to approval.
Located in the Royal Albert Dock, RAD CHP will now transform two buildings from office space to a 457-bedroom PBSA development, which will comprise 210 studios, 12 one-bedroom apartments, 140 two-bedroom en-suite cluster rooms and 95 multi-bedroom en-suite cluster rooms. The proposals include 160 affordable student rooms and 46 wheelchair accessible and adaptable rooms.
Amenities will include study spaces and fitness rooms. There are also plans for retail space at ground floor level while a covered walkway is set to link the two buildings together.
“The contribution to Beckton Park is a start and we are happy to make it, but we have to go so much further.”
David Maxwell, RAC CHP
Designed by Damion Marcus Burrows Architects, the scheme aims to be a car free development, with four disabled car parking spaces and 348 cycle parking spaces located at ground floor.
RAC CHP is also set to make a financial contribution of £100,000, which will go towards physical improvements and the maintenance of Beckton Park. A demand assessment was prepared by JLL, on behalf of the developer, in support of an application for full planning permission.
“The University of East London is solely based in the London Borough of Newham, and we are therefore able to provide an overview of full-time student number growth over a six-year period.
“The previous three academic years have been particularly successful for the University, having achieved an average of 15% growth year on year according to HESA.
“The largest growth can be seen from postgraduate students. We understand that this trend is set to continue, with an additional 10,000 full time students anticipated by 2028.”
