Works start at phase two of L&G’s Lower Gilmore Place PBSA

Construction has started at the second phase of Legal & General's (L&G) Lower Gilmore Place student accommodation scheme in Glasgow.

Thomas Johnstone Ltd (TJL) has started construction on the second phase of the Lower Gilmore Place purpose-built student accommodation (PBSA) development in Edinburgh’s Fountainbridge area – once an industrial heartland that has undergone significant regeneration in recent years.

This second phase will add 82 premium student beds to the existing facility, enhancing the vibrant student community along the Union Canal. It is is scheduled for completion ahead of the 2026 academic year.

The Lower Gilmore Place PBSA development introduces high-quality student housing, fostering a sense of community and bringing new energy to the area. The scheme is in a prime location within easy reach of the University of Edinburgh, Heriot-Watt University, and Napier University.

Having successfully delivered 8 Lower Gilmore Place, the first phase in 2023 – comprising a four-storey building with 69 modern studio apartments, communal gardens, and ground-floor social spaces – TJL has continue its partnership with Glencairn Properties and ISA Architects for the second phase of the project.

In January 2025, L&G acquired Lower Gilmore Place from Glencairn Properties, who assembled and developed the site and have been retained to deliver the second phase.
