
Jensco Group is about to begin works on a £4m scheme to refurbish two Grade II listed Georgian townhouses and convert them into purpose-built student accommodation (PBSA) in Brighton. Planning permission was granted by Brighton & Hove City Council in July 2024.
The project, at 52-53 Old Steine in Brighton, will transform little-used office space into 33 PBSA bedrooms close to the world-famous seafront.
Construction is due to begin in the summer and it is hoped the buildings will be ready to house students in autumn 2026.

The site is within the Valley Gardens Conservation Area, one of the city’s most historically and architecturally significant parts, typified by iconic regency architecture. The scheme’s architects, Able Partners, aims to restore the building to its former glory.
Prior to its conversion for office use, 52 Old Steine was a fashionable social hub and open green used by 18th Century fishermen.
“In considering whether to grant listed building consent the Council has a statutory duty to have special regard to the desirability of preserving the building or its setting or any features of special architectural or historic interest which it possesses.
“Moreover, when considering whether to grant listed building consent for development in a conservation area the Council has a statutory duty to pay special attention to the desirability of preserving or enhancing the character or appearance of the area.
“There is no in-principle heritage objection to returning these buildings to residential use.”
