Stelling Properties makes progress on High Street PBSA

Before construction can fully begin, Stelling Properties must meet certain conditions during the pre-development stage.

Following plans revealed in March this year for a £20m scheme, Stelling Properties has made progress on plans to demolish two derelict buildings in Southampton and replace them with purpose-built student accommodation (PBSA). Before construction can fully begin, the plan’s approval requires certain conditions during pre-development to be met.

Southampton City Council discharged another condition on 7 July, relaxing one of the developer’s requirements as they had to complete a public sewer protection assessment.

The scheme to transform part of the city centre at 119-122 High Street and 55-59 Castle Way was approved in May 2024. It will deliver 257 bedrooms. Two vacant buildings facing the High Street and a former pool hall on Castle Way will be demolished as part of the plans.

The new student scheme will be operated by student living provider Unilife. It will feature a mix of one- and two-bedroom studios of varying sizes, including some apartment clusters with communal kitchens.

The high-specification private living spaces will be complemented by extensive shared amenities including a gym, study areas, lounge spaces, gourmet dining room, karaoke room, meeting hub with coffee station, individual meeting rooms, games room and laundry.

Stelling Properties said the new block will introduce an active frontage back into the street scene on two city centre streets.
