PBSA opportunity at Liverpool development site

The Liverpool development site is now on the market and CBRE are looking for potential buyers for the vacant plot.

A 4.7-acre site near Paddington Village, Liverpool, could be snapped up for a purpose-built student accommodation (PBSA) scheme. The Liverpool development site could help to ease the student housing supply issues in the city.

It comes after Taskers decided to sell its old homeware store. The premises were shut in 2017 and the building has been left vacant ever since.

Now, CBRE has been appointed to market the property, and its potential for a variety of uses, including PBSA. There is currently no guide price listed for the Liverpool development site, but it is assumed there will be a variety of interested parties competing for the land.

Clare Robinson, an Associate Director in the development and residential team at CBRE sees the residential potential for the site.

“There is, however, limited new development surrounding Mount Vernon Road, with the exception of the Paddington Village residential offering

“This site represents an opportunity for more residential development to serve a growing population, predominantly young people aged 20-34 years, and a high proportion of renters.

“The site can also support the residential market serving students studying at the city’s five higher education institutions. The existing supply for student beds in Liverpool falls short of meeting the current demand with more than 10,000 PBSA beds still needed and this site has the potential to bridge that gap by providing modern amenities in a convenient location.”
