
The joint venture between Galliard Homes and Apsley House Capital – Galliard Apsley Partnership is seeking planning consent for its College Gardens proposals.
In February 2023, planning permission was granted to Get Living for 681 student accommodation rooms and 821 Build to Rent apartments. in June 2024, the site was sold to the Partnership.
Galliard Apsley Partnership’s new proposals aim to deliver a mixture of PBSA, residential, Built to Rent and co-Living. Certain areas such as the public realm, access and circulation are also being revisited in the new proposals.
The new scheme could see around 1,000 PBSA units, 560 Build to Rent apartments and 260 co-living units, alongside retail, food and drink, business and commercial uses, non-residential institutions, assembly and leisure.
The Partnership feels that the new proposals will deliver an enhanced placemaking vision, alongside creating a high quality mixed residential neighbourhood at the heart of the city.

If approved, construction is targeted to start in Q4 2025, with the first residents expected to move into the first phase in Q2 2028.
The 7.5-acre derelict brownfield site is currently used as a car park. It is located near the City Centre, Merchant City, the evolving Carlton area to the east, and between Collegelands and Bell Street beside Parsonage Square.
The first of two planned pre-application consultation events is currently taking place until Friday 30 August. Second consultation event will be held on the 24th September. This is in advance of the submission of a detailed planning application to Glasgow City Council.

College Gardens proposals
The project team for College Gardens includes architects and masterplanners Stallan-Brand Architecture & Design, planning consultant Ryden, project managers Gardiner and Theobald, landscape architects LDA Design, structural and civil engineers Woolgar Hunter, mechanical and electrical engineers Atelier 10, and communications consultant Orbit Communications.
