
East India Properties have submitted new plans to turn Nottingham Legend – a disused Nottingham city centre pub site – into PBSA flats have been lodged with Nottingham City Council.
The proposal, by East India Properties, would see the Nottingham Legend public house on Lower Parliament Street, which closed in 2023, turned into a six storey scheme that includes 59 cluster and studio flats.
Under the plans, the pub would be demolished. Its replacement would be a high-quality and contemporary building that would improve the appearance of the site and add to the wider area’s regeneration, as planning documents outline.
The proposed scheme – designed by architectural practice Franklin Ellis – is designed to make a positive architectural contribution to the immediate streetscape, in line with the regeneration of the wider area.
It will offer high-quality PBSA in a sustainable location, helping to meet the under-provision in the city and enhance activity at ground level by providing an active frontage.
Planning permission was originally granted in October 2021 for a five storey PBSA scheme of 40 student studios. However, the scheme did not progress forward at the time.
