J Group and Woolbro secure planning for Leyton PBSA

J Group and Woolbro's project will deliver much-needed high-quality student housing in a well-connected part of London.

J Group, a privately-owned property development and investment company, in a joint venture with Woolbro, has secured planning permission for a 261-bedroom purpose-built student accommodation (PBSA) on High Road, Leyton.

This project will deliver much-needed high-quality student housing in a well-connected part of London.

There is a number of higher education institutions in close proximity to the site with the University of Portsmouth London being the closest, as well as Loughborough University London and University of East London campuses.

Many universities elsewhere in London are within easy reach by public transport.

The location is in a sustainable site in Leyton Green, situated within the broader Bakers Arms District Centre, a local area with excellent amenities. This site is located behind High Road Leyton, partially occupying what used to be a cinema, with its historic entrance facing High Road, and partially serving as an open car park.

The main challenge for the site was to develop a plan that matches its sustainable urban setting and excellent accessibility, while also taking into account the limitations of this compact area.

Throughout the planning application process, the design team engaged with Waltham Forest Council.

By addressing feedback from consultees at each stage of design and consultation, the team strived to ensure the proposals met the highest standards.
