
Developers iMpeC and Buccleuch Property have secured planning approval from the Middlesbrough Development Corporation Planning Board to develop a new mixed-use development in Middlesbrough.
The £200m regeneration redevelopment on the currently derelict site in Gresham will comprise purpose-built student accommodation (PBSA) units for over 400 residents and 240 Build to Rent homes.
First announced in October 2024, discussions are currently being held for the inclusion of a new 200-bedroom hotel that will be under the Fairfield by Marriott brand. The lead construction contractor for the development will be Wates.

The approved plans, which include a new footpath linking Diamond Road with Linthorpe Road and King Edward’s Square, follow Middlesbrough Council’s recent decision to transfer land and assets in Gresham to the Middlesbrough Development Corporation to enable the project to proceed.
iMpeC and Buccleuch Property’s scheme will represent one of the most substantial investments in Middlesbrough town centre in decades.
It is expected to generate significant economic benefits by providing new accommodation to support the town’s growing digital economy and other key sectors, leveraging its strategic location at a main gateway into Middlesbrough.
