North Road secures planning for its Gage Street student accommodation which will reduce pressure on traditional houses, freeing-up homes for local residents.

Following the submission of a planning application in February 2025, 47-­51 North Road Limited has been granted planning approval to redevelop 3-12 Gage Street near Dalton Square in Lancaster – converting the city centre building into 30 purpose-built student accommodation (PBSA) apartments near a landmark square.

North Road said purpose-built student accommodation reduces the pressure on traditional houses, freeing-up homes for local residents.

The existing property comprises two sections, originally connected but now separated by a central retail unit. Over time, both buildings have fallen into disrepair and require substantial refurbishment and investment to become viable again. The building to the west has a stone façade and is occupied by Ladbrokes at ground level, while the upper levels have remained vacant, previously serving as office and storage space.

The upper floors of the pharmacy have been empty since 2021, and although the current tenant has attempted to sub-let these floors, there have been no enquiries. Due to the lack of demand for office space in the centre of Lancaster, most of the upper floors are in a deteriorated condition.

The former pharmacy is subject to a separate application to be divided into two units, which will increase commercial opportunities and provide Hester’s Haberdashery with a potential alternative location.

Now, plans involve the conversion of the first, second and third floors into student studios. Work will include dormer extensions, a third floor extension and a new entrance.
