Arcas Properties has been granted planning permission to deliver a purpose-built student accommodation (PBSA) scheme on the corner of St Peters Gate and Exchange Walk in Nottingham – on a site that has a building which has stood vacant since a McDonald’s restaurant closed on 30 June 2023 after 34 years.

Designed by ArkleBoyce architects, the plans include the conversion of the first and second floors into flats as well as building an extension to create a third storey.

The building will be transformed to create 16 student bedrooms across five flats. All the rooms would have their own en-suites and the apartments would have one kitchen each. The ground floor will be retained for retail use with a new shopfront.

Building works will include a designated entrance to the student accommodation, external extraction ducting and new windows. There will also be repairs to the building’s facade and cycle storage to cater for 16 bicycles. Also, bat boxes will be installed on the roof as part of ecological efforts.

The site is located in the Old Market Square Conservation Area, the medieval core of the city, and is adjacent to Grade I Listed St. Peter’s Church. St Peters Square sits approximately 100 metres south of Nottingham City Hall and Old Market Square and 0.6km north of Nottingham Railway Station.

As part of a Section 106 agreement, Arcas Properties will make a contribution of £26,010 with £21,029 towards public space improvements and £4,981 to support local employment and training during construction.
