Developer Greystar and student accommodation provider Student Roost have secured planning permission from Bristol City Council for a new 577-bed mixed-use development in Bristol, which will include student accommodation and co-living studios.
The new scheme will replace the current Rupert Street Car Park with a single building which aims to give the impression of being split into two towers. 328 student rooms in a mix of en-suite apartments and studios will be situated in one ‘tower’, with a student sky lounge.
The second tower will include co-living studio homes with green space roof terraces and a shared sky lounge for recent university graduates and key workers in Bristol, with 20% of these beds offered at a discounted rent rate.
Amenities at the scheme include a gym, wellbeing studio, cinemas and recording studios, a shared student and co-living foyer, and events space.
Rejuvenation of Rupert Street and the surrounding area also feature in the approved plans, including a retail floorspace, replacement public car park with 400 spaces and electric charging points, and the enhancement of the surrounding area with the widening of pavements, green planting, outdoor seating and landscaping.
The site is also within walking distance of the University of Bristol and the University of Bristol School of Chemistry, alongside Bristol city centre.
Greystar and Student Roost worked with sustainable living solutions real-estate platform Fifth State to ensure the development is designed and built to the highest sustainability and energy efficiency standards including BREEAM Excellence, regulated CO2 reduction, and the creation of green spaces.

Student Roost already owns and operates two other properties in Bristol which includes the Zinc Quarter PBSA development, which the company developed in 2022.
Student Roost’s broader portfolio consists of over 50 properties in 21 cities across the UK, providing a home to over 21,000 university students each year. The addition of Rupert Street will increase its portfolio to over 22,500.
